Terms and Conditions
THE PERSON BOOKING THE CABIN MUST BE AT LEAST 25 YEARS OLD, MUST BE PRESENT AT ALL TIMES, AND MUST BE EITHER THE PERSON, OR SPOUSE OF THE PERSON, WHOSE NAME APPEARS ON THE CREDIT CARD AND MUST BE THE PERSON THAT SIGNS THE RENTAL AGREEMENT.
A $30.00 administration fee is assessed for any cancellations . However, if Guest(s) cancels less than thirty (30) days prior to their arrival date there will be NO REFUND. For a refund of deposit, cancellations must be in writing and sent by certified mail 30 days prior to arrival date. Once you give verbal authorization for us to charge the deposit on your credit card, it is then considered a reservation.
Each cabins cleaning fee is based on the size of the cabin ranging from $65.00-$350.00.
Welcome at some cabins with a $15 per day, non-refundable pet cleaning fee. Please ask for pet friendly cabins. Most cabins limit pets to dogs only, however, some cabins allow cats. Please call office and ask about cat friendly cabins.
Our rates are based on the maximum occupancy of the cabin in which you reserve. We do not allow more guests that the maximum occupancy listed. Some cabin rates are based on the number of bedrooms used. Please call the office if you have any questions.
A refundable security deposit is required on all reservations in case of theft and/or damages. We will place an administrative hold on your credit card.
Once your party has checked out and all found in clean, undamaged condition and nothing is found missing, then the hold for the security deposit automatically falls off. No funds will be charged unless theft and/or damage occur.
If the cabin has gas logs, please do not place any items in the fireplace and under no circumstances should a guest disassemble the logs. Burning items in the gas logs or disassembling the logs in any way will result in loss of your security deposit.
All cabins are non-smoking. Smoking is allowed on the outside decks only. Evidence of smoking inside the cabin WILL result in the loss of your security deposit.
Please add 7% for state and 5% for Fannin County lodging; 5% for Gilmer County lodging.
3 night stay required on all holidays. Thanksgiving requires a 4 night stay.
All Fireplaces are seasonal. The season runs from October 1st April 15th Likewise, for cabins with wood burning fireplaces, firewood is provided from October 1st April 15th.
